1A. What is a modular home?
A modular home is a home that is designed, engineered, and built in a controlled environment. The home is constructed in sections that are put together by a builder on your building site.

1B. Why should I consider a modular home?
Today's modular homes are constructed using the latest proven techniques and are built in a controlled factory environment by specially trained workers. The factory oriented process allows you to have the home of your dreams, but makes it affordable for you. You can save time in the construction process by eliminating weather delays that are commonly encountered when building a traditionally built home.

2. How are modular homes different from site-built homes?
Site built homes are built on your site using traditional building techniques that meet state and local building codes. Modular homes are built using the same materials and meeting the same codes, but they are built in a factory setting that allows for high quality at lower cost. Modular homes qualify for the same zoning and financing as site-built homes.

3. What is the difference between "Modular Homes" and "Manufactured Homes"?
Manufactured homes, commonly referred to as mobile homes, do not meet the same building codes as modular homes. Manufactured homes meet the Federal Construction Safety Standards Act (HUD/CODE). This code requires manufactured homes to be constructed on a non-removable steel chassis. Typically, communities have restrictions on where manufactured homes can be located. Modular and site-built homes are constructed to the same state and local building codes and are not restricted by building or zoning regulations. Modular homes are thoroughly inspected during the assembly process to ensure they meet the necessary standards.

4. How much do modular homes cost?
Generally the price of a modular home from the factory is between $75 and $100 per square foot. This of course depends on the fixtures and finishes you select for you home as well as the complexity of the architecture. It is helpful to make your selection on design and site, along with your builder, so that we can quote you an accurate price. There are additional costs to building any home including site excavation, electrical work, plumbing, and landscaping. When you add up all the labor, material, and time savings inherent in the modular building process, you will find that a modular home is generally 10% to 20% less expensive than a comparable site-built home. Additionally, you will save money every year as your energy efficient home keeps your heating and cooling bills low.

5. Besides construction, what work is left to do to complete the home?
The home will be set on your foundation by crane, the roof may need erecting. Utility connections will be made along with electrical and mechanical connections where modules meet. Usually there will be some minor trim painting to be done. Additional site work may be required for porches and decks, depending on the design you select. Also, occasionally siding and exterior trim may need to be done on site for very custom homes.

6. How complete will my home be when it arrives on site?
Usually 80% to 85% complete. Most have walls finished and painted. Electrical, plumbing, and mechanical systems are installed along with windows, doors, carpet, trim, cabinets, and fixtures.

7. Are there size limitations?
No, the design can be as large as you would like. Most large homes are between 5,000 and 6,000 square feet and from ten to twelve modules, but some are as large as 15,000 square feet and thirty or more modules.

8. What is the first step?
First you need to select a design from one of our suppliers, or you can have a home custom designed. Once we have enough specific information, we can help you with an estimate!
